Onsite Management
Property Manager, Julie Gorman is located on-site Monday to Friday to assist with any building matters.
Air Conditioning
The building is fully air conditioned throughout utilizing reticulated chilled water with 2 Power Pax Chillers positioned on level 22. The Air Conditioning is controlled through a BMS and generally services between 12 and 14 controllable zones through VAVs on each floor.
The system operates air handling plant on level 22 servicing hi-rise floors 12-22 and an air handling plant on level 2 which services Ground to level 11.
Fire Prevention
The building is fully fitted with an automatic fire sprinkler system, smoke detectors, break glass alarms, hose reels, hydrants and fire extinguishers. The building is alarmed back to QFRS.
Security/Access Control
Building access and lift security is controlled through the BMS. Patrols check lock down after hours and conduct random patrols overnight, week-ends and on public holidays.
After-hours access to the building and to each floor from the lifts is provided via a security card access system.
Lifts
6 Otis passenger lifts, each with 20 person capacity. Two lifts service the basement and all upper floors to level 21, while all six lifts service the building from the ground up to level 21.
Amenities
Male and female amenities are provided on each level. Most levels have showers with additional shower amenities provided on level 22.
Deliveries
You can make deliveries to 144 Edward Street from 7.00am – 6.00pm, Monday to Friday. If you have a major delivery, you’ll need arrange directly with the tenant you are delivering to. You can reach the loading bay from Charlotte Street. There is a 2.4m height restriction for entry into the carpark.
